Phase I and II Site Assessments
Phase I ESAs involve a thorough review of current and historical property use, regulatory records and site conditions to identify Recognized Environmental Conditions (RECs). These assessments are commonly required during property transactions, refinancing and redevelopment planning.
When further investigation is warranted, Phase II ESAs include targeted environmental sampling and analysis such as soil, groundwater or vapor testing to confirm the presence, type and extent of contamination.
